Investors invested hundreds of billion dong to “erase” unkempt balcony in Saigon

99% apartment’s balcony in Saigon is used as a place to hang clothes or to put air conditioner’s condensing unit instead of using as relaxing space.

The balconies solely used for hanging clothes

In Sunday’s afternoon, after the nap, Huy was about to bring his armchair out to the balcony to watch the Crape Myrtle blossoming, and enjoy the cool wind from Saigon river. As he just opened his balcony, the clothes’ hanger dangling in the smart hanging frame in his small balcony made him out of mood.

Huy bought this riverside apartment in District 7 two years ago, with the price of being considered high class. The day he bought this apartment, Huy dreamed of a poetic living space with a balcony full of climbing roses. Every afternoon, the whole family sat on the balcony watching the boat running on the river and enjoying the cool breeze. Whenever I have free time, I invite friends to my home, have some tea and watch the green river through the door of my living room.

However, from the day he got home, the Huy balcony has never become a space full of flowers like he dreamed of. Over the past two years, the number of times he has sat on a balcony for enjoying the breeze and the scenery of the afternoon river is only counted on his fingers because of the discomfort with the dangling clothes.

In many apartments in Saigon, even clothes, blankets, carpets, floor mats … are “displayed” out in the balcony, making the street surface become unkempt and less elegant. In addition to the clothes hanging function, balconies or apartment blocks of Vietnamese people also have to “carry” two more functions: it’s where to install the hot air conditioner condensing unit and … washing machine.

Notably, the current trend of Vietnamese apartment purchaser is mostly young couples with small children. Therefore, many apartments are fitted with hedge (like net, curtain…) to keep the children safe. Although it’s not too oppressive as the previous “tiger cages” used in the collective housing units in the 1960s or 1970s, but the “hedge” balcony now also makes the only open space of many apartments become … suddenly suffocating.

Apartments “say no” to unkempt balconies appeared in the market

According to Mr. Nguyen Minh Hai – General Director of a large real estate trading floor in District 1, the majority of Vietnam’s apartment balconies only have an area of 1-3 m2. The area is too small so it’s difficult to make a balcony a relaxing place. Wasting of balconies as a place to dry clothes which hides the view of the living room is a common issue of many apartments, including luxury apartments.

Up to now, only luxury projects such as Vinhomes Bason (District 1); Centennial Bason (District 1); Sunshine Diamond River (District 7); Sunshine City – District 7, Ho Chi Minh City … can solve the issue of dirty balcony from the root.

At the Sunshine City – District 7, Ho Chi Minh City project, the area for condensing unit and hanging clothes is arranged in the kitchen corner to ensure the beauty of the apartment by the investor. The owner designed a glass covering the entire facade from the ceiling to the floor over the entire space in front of the living room. With this design, the living room of Sunshine City – District 7, Ho Chi Minh City is designed as a 5-star hotel with a panoramic view of Ca Cam River, Phu My Hung, or a landscape lake and tropical garden chain in this project, without being shielded by clothes and condensing unit at the balcony like most projects on the market. At Sunshine City – District 7, Ho Chi Minh City, the glass-covered, colorful and aesthetic buildings will replace the image of the apartment with dangling clothes.

It is known that Sunshine City – District 7, Ho Chi Minh City consists of 9 towers with the scale of more than 3,000 standard 5-star apartments. Each tower in this project is an “oasis” surrounded by a water of 12,000 m2 and a large greenery space. Around the lake, the investor will arrange a tropical pathway of nearly 1,000 meters long with a pedestrian bridge system connecting the Bungalow complex on the lake. In addition, Sunshine Group also arranged waterfalls with the height of dozens of meters of pouring white water down the lake.

To ensure every apartment is cool and fresh, Sunshine Group also spent hundreds of billions of VND to develop 99 tropical gardens with a total scale of nearly 10,000 m2 in the heart of the towers. Specifically, on each individual apartment floor, the investor will arrange a tropical garden with an area of 70 – 80 m2. Preliminary calculation is for each 10 apartments there will be a large garden invested.

The top rooftop area of the project is greened by a series of sky swimming pools, meditation gardens, aerial walkways, spice gardens and tropical parks.

Sunshine City – District 7, Ho Chi Minh City owns many modern amenities: Landscape lake and park of tens of thousand square meters, hanging gardens on each apartments floor, waterfall pools, resorts with bungalows, restaurants, four-season indoor swimming pools, international preschool… This is also the first project to use Face ID technology to identify the faces of residents, and cameras are arranged throughout the way to help prevent strangers from entering the project.

In addition to Sunshine City – District 7, Ho Chi Minh City, Sunshine Group has recently solve the problem where the balcony is just a hanging area by developing large balconies for each apartment. Specifically, each balcony of the Sunshine Diamond River has an extremely large area of 14-25 m2, which can be developed as a relaxing garden on the doorstep.

Sunshine Group investor said, if any customer likes the living room of a 5-star hotel with the space of glass covering from the ceiling to the floor that is not shielded by a balcony when viewing to the river, they can choose the design of Sunshine City – District 7, Ho Chi Minh City . Guests who prefer the outdoor natural space with many trees can choose Sunshine Diamond River.
