Technology 4.0 changes real estate projects

Dr. Vu Dinh Tuan, Lecturer of Software Engineering Department of University of Information Technology (National University of Ho Chi Minh City) said that according to the common definition, it is easy to understand, an intelligent apartment is an apartment designed with furniture including lighting system, temperature, security system, management and use of reasonable energy sources in the apartment, automatically controlled by high technology through computers, phones.

However, smart apartments must also meet many other resonance standards. It is not simply based on devices with high-tech applications installed in the apartment, but a smart apartment also depends on the calculation from the beginning, as all the necessary elements design space, interior, general utility system, intelligent operation management … Only when ensuring harmony and at the same time these factors, can be called a complete smart apartment.

“In particular, not all projects can make smarthome, because one of the important factors is that the original design idea of ​​the project must be calculated by the investor, such as a recessed power system, gas piping system … are installed with room technology sensors when errors. Therefore, smart solutions must be implemented immediately when the project starts to build, but cannot be applied in projects that have put people in”, Mr. Tuan said.

According to CBRE Vietnam, at present, the number of real estate enterprises applying smart solutions in apartment management, real estate projects are gradually increasing and becoming an irresistible trend.

In fact, the application of new technologies to project development and care for new residents is at an early stage, the costs for applying digital technology solutions are still high, the rest, due to the universal level of modern technology, network infrastructure and trading/exchanging smart technology equipment is limited.

BKAV company said that they have installed smart equipment system for over 2,000 apartments and villas in Hanoi, Ho Chi Minh City and some other big cities such as Discovery Complex projects 2, Times City and Royal City (Hanoi), Green Valley, Premier Botanica (HCMC).

The race to this potential market in Vietnam also has the participation of the world’s leading companies in this field such as Siemens (Germany), Schneider (France), Smart 4g and TIS Smart Home (U.S.). In the country, besides BKAV, there are Lumi and Acis.

In terms of scale, smarthome market in Vietnam is still relatively small. However, with the declining price of smart devices and increasing usability and usefulness, the development potential of this market is still very large. Some forecasts show that this market size will grow 20-30% per year in the next 10 years.
