Sunshine Group Acquires the Mega Project Noble Palace Riverside, Expanding Its Billion-Dollar Portfolio

The 250-hectare eco-urban mega project stretching 11km along the river—Noble Palace Riverside—has officially come under the ownership of Sunshine Group (HNX: KSF) following an M&A deal announced on March 3, 2025. This acquisition is expected to generate hundreds of trillions of VND in revenue for the group in the coming years.
On March 3, 2025, Sunshine Group’s Board of Directors approved the acquisition of equity in Kim Thanh Trading Co., Ltd., making Kim Thanh a subsidiary or affiliate of Sunshine Group. Consequently, the Noble Palace Riverside project, previously developed by Kim Thanh, will now be under Sunshine Group’s management, aligning with the corporation’s comprehensive restructuring strategy and expanding its portfolio of billion-dollar projects.
A 250-Hectare Mega Project on the Tay Thang Long Axis, Spanning 11km Along the River
Noble Palace Riverside is a riverside eco-urban township boasting a prime location on Tay Thang Long Avenue, directly connecting to West Lake within just 15 minutes by car.
With a total area of up to 250 hectares, including more than 120 hectares of ready-to-develop land with completed legal procedures, Noble Palace Riverside is projected to bring Sunshine Group hundreds of trillions of VND in revenue in the near future.
The project stands out with a collection of nearly 2,000 ultra-luxury branded mansions designed exclusively for elite business tycoons. These high-end residences stretch along an 11km riverside area, with each unit ranging from 300m² to 2,500m². Designed in a blend of neoclassical European style and Eastern architectural elegance, the development embodies the “garden-in-house, house-in-park” philosophy. Each villa features a private swimming pool, record-breaking spacious gardens, premium furnishings, and a suite of exclusive, lavish amenities befitting true aristocratic estates.

Every private mansion, resembling a grand European castle, is also a “mini resort” equipped with ultra-luxurious amenities and a unique “One Villa – One Service” hospitality concept, operated by top-tier international five-star brands.

Expanding the Billion-Dollar Portfolio Amidst Sunshine Group’s Bold Restructuring Strategy
The acquisition of Noble Palace Riverside marks the latest step in Sunshine Group’s aggressive M&A strategy, focusing on real estate companies and projects as part of its synchronized and comprehensive restructuring plan.
Earlier, in January 2025, Sunshine Group’s Board of Directors also approved the acquisition of shares in multiple real estate companies, including Sunshine Tay Ho JSC, DIA Investment JSC, and Wonderland Real Estate JSC. This move enabled Sunshine Group to gain control over a series of billion-dollar projects developed by these companies, such as: Noble Crystal Tay Ho WorldHotels Residence, Noble Palace Tay Ho, Noble Crystal Long Bien, Noble Palace Long Bien, Noble Palace Garden, Noble Palace Tay Thang Long
All of these projects have completed legal procedures, fulfilled land tax obligations, and are fully eligible for commercial development. They are expected to generate over 200 trillion VND in revenue for Sunshine Group in 2025-2026 (excluding revenue from Noble Palace Riverside, Sunshine Empire, and previously launched projects). Approximately 60% of the low-rise residential units in these projects are currently under construction and scheduled for handover between June and September 2025, with an estimated revenue of 70 trillion VND and a pre-tax profit of 8 trillion VND for 2025 alone.
This robust foundation will allow Sunshine Group to further strengthen its resources, expand its land bank, and grow its portfolio of legally transparent projects. Through this, the company aims to develop a chain of branded real estate properties with true value—not only catering to domestic demand but also attracting international clientele and capital inflows into Vietnam, contributing tangible economic value in the long term.
